1. Do I have to sign a 2 semester
Yes, unless you are only attending Spring Semester which begins in January.
2. What is the difference between a "Private Room"
and a "Private Room Lower Unit"? The buildings consist of six units, four that
are a two level town home style and two units downstairs which are half sub grade and one level. All
units have 3 bedrooms and 3 bathrooms.
3. What utilities are
Your rent includes water, garbage, sewer and high speed internet. Tenants are responsible for the gas and
power. Hassel Free utilities make it easy.
4. How can I connect to the
The internet is hard wired into each bedroom and wireless connectivity is available to one of forty five
access points. The internet is provided to help you with your online classes and research as you pursue
your education. It is not sufficient for running a business, online gaming, excessive downloading
etc... If you need a connection for business or gaming we highly recommend that you purchase your own service
through a local provider. If we have abuse of the networks, mac addresses will be blocked.
5. Can I pay rent
We prefer that you pay your semester rent in full the first day of the semester or before. IF making payments
a $50.00 fee will apply. If making three payments the first payment is due on the first day of the semester
or can be paid before. The second payment is due the first of October for fall semester and the first of
February spring semester. The third and final payment is due on the first of November fall semester and
the first of March spring semester. As per your contract, late payments will incurr late charges.
6. What furnishings are provided in each
The apartment living room has a sofa and love seat. The kitchen has bar stools, dishwasher, oven with a 4
burner cooktop, refrigerator, microwave, maple cabinets and a washer and gas dryer. Each bedroom has 1 or 2
standard twin beds, dresser, desk, internet jack, and a phone jack.
7. Can I bring my own
Yes you can bring your bed however the tenant will be responisible for moving and storage of the apartment
bed. You can bring your own dresser but the apartment dressers must remain in the apartment. ALL FURNITURE
MUST REMAIN IN APARTMENT.
8. What do I need to
Pots, pans, dishes, utinsils, etc... Sheets, blankets, pillows, and most like to have their own matress pad.
Bathroom items and a shower curtain and bath mat. Most students bring a computer and a small
television. You can obtain a copy of our check list here.
9. Is my deposit applied to my
No. Your deposit is held in a separate trust account until your contract is fulfilled and posession of the
unit is returned to the owner. The deposit is held as a security and cleaning deposit.
Security against breach of lease contract and damages and that you have thoroughly cleaned the
apartment at time of check out. If damages are committed and/or the unit is not cleaned, deductions will
be made from your deposit for repairs and cleaning. Your deposit will be mailed to you, along with an
accounting for any deductions, no later than thirty days after posession is returned to owner. Make sure you
meet with a manager to check out.
10. Can I bring
NO! Absolutely not. No animals........not even gold
11. When can I move
Anytime, as long as we have vacancy. Your semester rent covers up to two days prior to the first day
of the semester. If you wish to move in earlier there is a ten dollar per day charge after August 1st.
If you wish to move in prior to August 1st, please complete a summer contract.
12. Can I walk to campus or do I need
Willow Brook is located just west of Eccles Colesium (Football field) which is on the West end of campus.
Many students walk and others have cars or bikes. It is about a 10-15 minute walk to the center of campus.
There is a city bus stop across the street.
13. Can my friends or family spend the night when they
No overnight guests are allowed without prior written consent from management.
